How Do You find the Right Condo At the Right Price? Get a Buyer's Agent
San Jose and the surrounding South Bay cities are home to hundreds of small, unique condo communities. With so many lifestyle options and locations to choose from, every condo and townhome buyer can benefit from using a buyer’s agent. Without a professional buyer’s agent protecting your interests, you could become frustrated, waste valuable time or miss out on a potentially life-changing opportunity.
When you contact the agent on a For Sale sign, that's the seller’s agent. That agent's fiduciary responsibility is to get the best deal for their client, the seller. You could have the seller’s agent negotiate on your behalf, since it’s perfectly legal for a real estate agent to represent both sides of a transaction. But isn’t that like two teams using the same coach? Don’t settle for the limited representation that comes with dual agency. A buyer’s agent can make sure you get the best deal on the right condo for your lifestyle and needs.
Even if you already know which condo you want to buy, you can benefit enormously from having your own representation during the negotiation. In addition to sales price there are many other points to negotiate, including the property inspection, repairs and allowances, the escrow period and closing date, mortgage details, earnest money, personal property exchanges, and the list could go on.
Best of all, it costs you nothing
When you hire an agent to sell your condo, you agree to pay a percentage of the sales price as a commission. If your listing agent also represents the buyer, that agent earns the entire commission. If the buyer uses a buyer’s agent, the commission is split between both agents. That’s why using a buyer’s agent is FREE for the buyer. The seller usually pays the same amount whether there's a buyer's agent or not. And also consider this: Your buyer’s agent only gets paid when you close your deal, which gives your agent every incentive to help you achieve your goals correctly and efficiently.
What does your buyer's agent do? He or she sifts through those listings, narrowing down those that would be perfect for you, or watches the market to catch a new listing that would be perfect for you. Wouldn’t it be helpful to have the same knowledgeable expert by your side as you tour each of those condos? Wouldn’t it be helpful to have that expert help you compare sales prices, HOA fees, taxes and other data to ensure you’re making the right decision and paying a fair price? And what if you end up in a bidding war on a condo? Wouldn’t it be nice to have a trusted buyer’s agent help you decide if it’s worth it to bid higher, or if you should move on to another property that may be just as perfect?
